Are you the actual seller, or are you connecting me with someone else?
We are direct. My Next Deal buys and sells single-family homes ourselves — we are not relaying a listing on someone else’s behalf. When you buy from us, you’re buying from the party that controls the property, not through a chain of intermediaries.
What types of properties do you offer?
We work exclusively with single-family homes in Florida and Texas. We don’t handle condos, multi-family, or commercial properties — staying focused on one property type is part of how we keep our process consistent and our pricing accurate.
Are these properties priced below market value?
Yes, every property we bring to market is priced below its current market value. We don’t publish return projections or profit estimates, since the right price and the right margin depend on your own renovation scope, financing, and exit strategy — factors only you can evaluate for your situation.
What condition are these properties usually in?
Most of the properties we work with are distressed or need some level of repair — that’s typically part of why we’re able to offer them below market. Before you buy, we recommend reviewing the property’s condition, permit history, and any code enforcement records the way you would with any investment property.
Do you only work with off-market deals?
No. We operate through both on-market and off-market channels, depending on the property. What sets us apart isn’t the channel a property comes through — it’s that we control what we sell directly and evaluate every property against the same criteria: roof, insurance exposure, permits, and flood zone.
What markets do you serve?
In Florida, we work in Orlando, Tampa, South Florida, and Jacksonville. In Texas, we work in the Dallas and Houston areas. Our available inventory changes as properties are added and sold, so the best way to see what’s currently active is our live property list.
How fast can I close on a property?
Timelines vary by property and by how quickly a buyer can move through their own diligence and financing, but speed matters to us — properties we bring to market are usually ready to move on quickly once a buyer is ready. If a fast close matters to your strategy, let us know up front so we can prioritize accordingly.
Do I need to pay in cash, or can I use financing?
Both cash buyers and buyers using financing work with us. Cash typically moves faster, which can matter on properties with tight timelines, but it isn’t a requirement — what matters most is that you’re prepared to move once you’ve decided a property is right for you.
Can I see the property in person before deciding?
Yes. We encourage every buyer to see a property, or have someone inspect it on their behalf, before committing. We share what we know about a property’s condition, but a buyer’s own inspection is an important part of due diligence on any distressed property.
What is ARV, and do you provide it?
ARV (After Repair Value) is what a property is expected to be worth once renovations are complete, based on comparable sales in the area. We provide relevant context for each property, but because ARV depends on your renovation scope and the comps you use, we encourage every investor to run their own ARV analysis rather than rely on a single estimate.
Do you charge fees to buyers?
Our pricing on each property reflects the full transaction — we don’t add hidden buyer fees on top of the listed price. If a specific structure applies to a deal, such as a joint venture, that’s discussed directly and in writing before you commit.
How do I find out about new properties as they become available?
